Datalar enflasyondan ar\u0131nd\u0131r\u0131ld\u0131\u011f\u0131nda, sat\u0131l\u0131k konut fiyatlar\u0131n\u0131n ge\u00e7ti\u011fimiz y\u0131l\u0131n t\u0131pk\u0131 ay\u0131na nazaran ger\u00e7ek olarak %18 gerilemi\u015f oldu\u011fu g\u00f6r\u00fcl\u00fcyor. Endeksa Genel M\u00fcd\u00fcr\u00fc ve Kurucu Orta\u011f\u0131 G\u00f6rkem \u00d6\u011f\u00fct, sat\u0131l\u0131k konutlarda fiyat art\u0131\u015f\u0131n\u0131n nominal olarak pandemi \u00f6ncesi d\u00fczeylere geldi\u011fini vurgularken, kelamlar\u0131na \u015f\u00f6yle devam etti: \u201cNakit al\u0131mlar\u0131n pazarl\u0131k g\u00fcc\u00fc \u00e7ok y\u00fcksek, bu nedenle konut sat\u0131n alman\u0131n \u015fu an tam vakti.\u201d<\/strong><\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<p>Endeksa, sat\u0131l\u0131k ve kiral\u0131k konut piyasas\u0131nda ya\u015fanan de\u011fi\u015fimlerin nabz\u0131n\u0131 tutmaya devam ediyor. Endeksa\u2019n\u0131n \u015fimdiki konut paha raporu datalar\u0131na nazaran, sat\u0131l\u0131k konut piyasas\u0131nda T\u00fcrkiye genelinde fiyatlar nominal olarak artmaya devam etse de art\u0131\u015f surat\u0131ndaki yava\u015flama s\u00fcr\u00fcyor.<\/p>\n<p>Sat\u0131l\u0131k konut piyasas\u0131nda y\u0131ll\u0131k k\u0131ymet de\u011fi\u015fimlerine bak\u0131ld\u0131\u011f\u0131nda fiyatlar\u0131n bir y\u0131l i\u00e7erisinde %36; son bir ayda ise %0.05 \u00a0g\u00f6r\u00fcl\u00fcyor. Fakat ger\u00e7ek fiyat de\u011fi\u015fimlerine bak\u0131ld\u0131\u011f\u0131nda (enflasyondan ar\u0131nd\u0131r\u0131lm\u0131\u015f) y\u0131ll\u0131k sat\u0131l\u0131k fiyat de\u011fi\u015fiminin %18, ge\u00e7ti\u011fimiz aydaki fiyat de\u011fi\u015fimininse -%2d\u00fc\u015ft\u00fc\u011f\u00fc g\u00f6zlemleniyor. Temmuz ay\u0131 sonu prestijiyle T\u00fcrkiye genelinde ortalama konut metrekare sat\u0131\u015f fiyat\u0131 26 bin 484 TL\/m2, ortalama konut fiyat\u0131 ise 3 milyon 442 bin 920 TL olarak ger\u00e7ekle\u015fti. Ortalama bir konut yat\u0131r\u0131m\u0131n\u0131n geri d\u00f6n\u00fc\u015f m\u00fcddeti ise 13 y\u0131l oldu.<\/p>\n<p><strong>Endeksa<\/strong><em>\u00a0<\/em><strong>Genel M\u00fcd\u00fcr\u00fc ve Kurucu Orta\u011f\u0131 G\u00f6rkem \u00d6\u011f\u00fct<\/strong>: \u201cSat\u0131l\u0131k konut piyasas\u0131nda pandemi \u00f6ncesi %30\u2019lar civar\u0131nda fiyat de\u011fi\u015fimleri ya\u015fan\u0131yordu, Temmuz 2024 prestijiyle bu d\u00fczeylere ula\u015fm\u0131\u015f durumday\u0131z lakin o vakitler enflasyon ve in\u015faat maliyetleri g\u00fcn\u00fcm\u00fcze k\u0131yasland\u0131\u011f\u0131nda \u00e7ok daha d\u00fc\u015f\u00fck seyrediyordu. M\u00fcnasebetiyle \u015fu anda art\u0131\u015f surat\u0131ndaki yava\u015flamay\u0131 \u00e7ok daha agresif bir bi\u00e7imde hissediyoruz. Lakin sat\u0131\u015f gayeleri a\u00e7\u0131s\u0131ndan bak\u0131ld\u0131\u011f\u0131nda, ipotekli sat\u0131\u015flar yerinde saysa da nakit al\u0131m hacminin artt\u0131\u011f\u0131n\u0131 g\u00f6r\u00fcyoruz.\u00a0<strong>Nakit al\u0131mlar\u0131n pazarl\u0131k g\u00fcc\u00fc \u00e7ok y\u00fcksek.<\/strong>\u00a0Bu nedenle konut sat\u0131n alman\u0131n \u015fu an tam vakti. T\u00fcrkiye\u2019de muhta\u00e7l\u0131\u011f\u0131n alt\u0131nda konut \u00fcretildi\u011fi i\u00e7in, be\u011fenilen konutun piyasada uzun m\u00fcddet kalmama ihtimali \u00e7ok y\u00fcksek. M\u00fcnasebetiyle konut almak isteyenlerin bir dan\u0131\u015fmanla \u00e7al\u0131\u015farak s\u00fcratli hareket etmesinde yarar var\u201d dedi.<\/p>\n<p><strong>4 b\u00fcy\u00fck vilayette en fazla fiyat de\u011fi\u015fimi Ankara ve \u0130zmir\u2019de<\/strong><\/p>\n<p>Ankara, \u0130stanbul, Antalya ve \u0130zmir vilayetleri kar\u015f\u0131la\u015ft\u0131r\u0131ld\u0131\u011f\u0131nda en y\u00fcksek nominal paha art\u0131\u015f\u0131, %38\u2019le Ankara ve \u0130zmir\u2019de ya\u015fand\u0131. Bu iki vilayette ger\u00e7ek bedeller ise %17 oran\u0131nda azald\u0131. Ba\u015fkentte ortalama konut metrekare sat\u0131\u015f fiyat\u0131 21 bin 806 TL\/m2 olurken, ortalama konut fiyat\u0131 ise 2,8 milyon TL. \u0130zmir\u2019de ise ortalama konut metrekare sat\u0131\u015f fiyat\u0131 34 bin 905 TL, ortalama konut fiyat\u0131 ise 4,4milyon TL oldu.<\/p>\n<p>\u0130stanbul\u2019da konut sat\u0131\u015f fiyatlar\u0131nda nominal y\u0131ll\u0131k bedel art\u0131\u015f\u0131 %37; ger\u00e7ek pahalara bak\u0131ld\u0131\u011f\u0131nda ise %18\u2019lik bir d\u00fc\u015f\u00fc\u015f g\u00f6r\u00fcld\u00fc. \u0130stanbul\u2019da ortalama konut metrekare sat\u0131\u015f fiyat\u0131 40 bin 262 TL\/m2, ortalama konut fiyat\u0131 ise 4,6 milyon TL.\u00a0<\/p>\n<p>Antalya\u2019da ise y\u0131ll\u0131k paha art\u0131\u015f\u0131 %24 d\u00fczeyindeyken, enflasyondan ar\u0131nd\u0131r\u0131lm\u0131\u015f say\u0131lara nazaran art\u0131\u015f surat\u0131nda %26 oran\u0131nda azalma g\u00f6r\u00fcl\u00fcyor. Antalya\u2019da ortalama konut metrekare sat\u0131\u015f fiyat\u0131 35 bin 461 TL, ortalama konut fiyat\u0131 4,1 milyon TL.<\/p>\n<p>T\u00fcrkiye geneli konut piyasas\u0131nda en y\u00fcksek sat\u0131\u015f fiyatlar\u0131nda Mu\u011fla \u00f6ne \u00e7\u0131k\u0131yor. Turizm merkezlerinden Mu\u011fla\u2019da ortalama konut metrekare sat\u0131\u015f fiyat\u0131 61 bin 388 TL\/m2 iken ortalama konut sat\u0131\u015f fiyat\u0131 8 milyon TL olarak ger\u00e7ekle\u015fti.<\/p>\n<p><strong>%25 sonunun kalkmas\u0131n\u0131n akabinde korkulan olmad\u0131<\/strong><\/p>\n<p>Kiral\u0131k konut piyasas\u0131nda da art\u0131\u015f surat\u0131ndaki yava\u015flama trendi devam ediyor. Endeksa bilgilerine nazaran, Haziran 2024\u2019te sona eren %25 kira d\u00fczenlemesinin akabinde %66 olarak a\u00e7\u0131klanan T\u00dcFE oranlar\u0131na kar\u015f\u0131n, temmuz ay\u0131nda s\u0131f\u0131r kiralamalardaki art\u0131\u015f %47\u2019yle sonlu kald\u0131. Kiralardaki y\u0131ll\u0131k art\u0131\u015f enflasyondan ar\u0131nd\u0131r\u0131ld\u0131\u011f\u0131nda ise %12 azalmaya i\u015faret ediyor. En d\u00fc\u015f\u00fck kira art\u0131\u015f\u0131 %23 ile Antalya\u2019da kaydedildi.\u00a0<strong>Enflasyondan ar\u0131nd\u0131r\u0131ld\u0131\u011f\u0131nda ise Antalya\u2019da kira fiyatlar\u0131 %26 d\u00fc\u015ft\u00fc.\u00a0<\/strong><\/p>\n<p><strong>Endeksa Genel M\u00fcd\u00fcr\u00fc \u00d6\u011f\u00fct,\u00a0<\/strong>kiral\u0131k konut piyasas\u0131ndaki ortalama art\u0131\u015f\u0131n beklenenin alt\u0131nda kalmas\u0131 nedeniyle son devirlerde yat\u0131r\u0131mc\u0131lar ortas\u0131nda hakim olan \u201cmevduata y\u00f6nelme\u201d trendiyle ilgili de bir ihtarda bulundu: \u201cYat\u0131r\u0131mc\u0131lar son devirde, kiradan elde edecekleri gelirin d\u00fc\u015f\u00fck olaca\u011f\u0131 kayg\u0131s\u0131yla gayrimenkullerini satarak paras\u0131n\u0131 mevduatta tutma e\u011filiminde. \u015eu unutulmamal\u0131d\u0131r ki konut yat\u0131r\u0131m\u0131 yapt\u0131\u011f\u0131n\u0131zda yaln\u0131zca \u201cpasif gelir\u201d olarak isimlendirilen kira geliri elde etmezsiniz, birebir vakitte konutunuzun k\u0131ymeti artmaya devam eder. Fakat faiz geliri paran\u0131z\u0131 yaln\u0131zca enflasyona kar\u015f\u0131 korur. Bu nedenle bu kararlar\u0131 vermeden evvel \u00e7ok \u00e2l\u00e2 ara\u015ft\u0131rmak hayli de\u011ferli.
